Reducing Risk if Your Property Has a Pool

Swimming pools and spas have their perks, but they also require maintenance and have some liability for landlords. Here’s how to reduce risk and manage them with confidence at your rental property.

Pool Maintenance
Proper upkeep and maintenance is necessary to keep pools/spas in good working condition. We recommend hiring a professional pool contractor to service on a regular basis to avoid issues.

Safety Compliance
Be aware of current California safety laws and regulations to make sure your private pool/spa is in compliance BEFORE there is a problem.

Talk to Tenants
It is important to get to know your tenants and have in-depth conversation about pool/spa safety prior to move-in. Taking a few proactive steps can reduce your liability. For example, be sure to educate them on how to properly use safety measures or equipment. It may be helpful to provide a list of local swimming programs for children/individuals who don’t know how to swim, CPR classes, etc.

Pool Addendum
Make sure you add a pool addendum to your lease agreement. It should cover safety issues as well as maintenance responsibilities. Discuss the pool policies with your tenants, and have them sign the addendum.

Insurance
Finally, contact your insurance carrier when you get a new tenant to be sure you have sufficient coverage for your pool/spa.
