Application FAQs
Below are answers to some frequently asked questions regarding our application process. Please note that MSB Property Management follows all federal and state housing laws. We do not discriminate because of race, color, national origin, religion, gender, familial status, disability, source of income, sexual orientation or citizenship status.
How do I apply for a property?
We always recommend making an appointment to see a unit in person before submitting an application. If the place feels like a good fit, it’s easy to apply online. All our properties have a convenient ‘Apply Now’ button in the online listing. Simply view our current properties to navigate to the unit you are interested in applying for.
What are the income requirements?
As a rule of thumb, the combined gross monthly income of all lease holders should be at least three times the monthly rent. Additionally, overall debt (including rent and other payments) should not exceed 55% of that income total.
Complete documentation of income must be submitted for an application to be considered. Acceptable proof of income may include (but are not limited to): two most recent pay stubs with YTD totals; previous year’s tax return, W-2 or 1099 forms; child and/or spousal support income; Social Security, disability or other government income; academic grant or scholarship income; retirement or trust fund account statements; current employment offer letter (for new employment); etc.
How does MSB make selections?

We process applications fairly, in the order in which they are received, and all information is confidential. It is our responsibility to place the most qualified tenants based on the following criteria: references, income and credit.
We often receive multiple applications for a rental unit, therefore our review process must be thorough. MSB makes decisions as quickly as possible, however, it can take several business days to fully process an application. Please note, an Incomplete application will not be processed. Who needs to apply?
All occupants 18 years or older must be listed as a lessee and must submit a fully completed rental application. Please note that if more than one adult is applying, all applicants must qualify in order to be approved. For example, if one roommate qualifies, and the other does not, the applications will be denied.
What kind of ID do I need?
All applicants must provide photo identification and Social Security card. Acceptable forms of photo ID include (but not are not limited to): state issued identification card or driver’s license; passport; or any other government issued photo ID.
Do I need references?
MSB will contact your tenant and employment references. These references must be legitimate from people in a position of responsibility and/or have the authority to verify required information. We will not approve an application until all references have been verified and are satisfactory.
What about my credit score?
We do not require credit, but good credit is helpful. Lack of a credit record does not imply either good or bad credit, however, we are concerned with anything negative on a credit report. Generally, a good credit profile is someone who has not had any late payments and has at least a two year rental history with satisfactory payments. People who honor their debts and pay on time are considered qualified applicants.
Why is there an application fee?
There are costs associated with screening each application. Once we have run an application, MSB Property Management is not able to refund the fee(s).
My application was approved, Now what?
If accepted, a lease will be emailed to you for signature. Please note that MSB reserves the right to cancel the lease if: 1) the lease is not signed within 48 hours of issuance; and/or 2) the security deposit is not received within 24 hours of lease signature.
Lease
The first step in accepting a rental agreement is to sign your lease. Everyone 18 years+ who will be living in the unit (including co-signers when applicable) is/are expected to review and sign the lease, then return it to MSB as soon as possible. The lease covers expectations of the rental agreement. Be sure to read it carefully and contact MSB Property Management at 1-510-649-3380 before signing if you have any questions.
Security Deposit
A security deposit is a one-time deposit paid at the beginning of the lease and is commonly equivalent to one month’s rent (unless otherwise specified). The security deposit may not be used for payment of rent at any time. The purpose of a security deposit is to cover the costs to repair any damages beyond normal wear and tear caused by the tenant and/or their guests. It is never considered “last month’s rent.”
First Month’s Rent
The first month’s rent is paid in advance of move-in, is paid separately from the security deposit and required prior to receiving keys. If move-in occurs in the middle of a month, MSB Property Management will provide you with a prorated first month’s rent calculation.
Additional Move-in Costs
Some properties will have additional move-in fees that will be outlined in your lease. These will be defined in advance and may include (but are not limited to): HOA move-in fees; HOA deposits for items such as on-site amenities, reserved parking spots etc.
Pet Fees
Any pet or service animal must be approved IN ADVANCE by MSB and pet fees may apply. Possession of an unauthorized pet or animal may result in fines and/or eviction. Please contact us at 1-510-649-3380 for additional information.
Renters Insurance
MSB requires that all tenants obtain/maintain coverage for personal property and liability insurance for the duration of their tenancy. On average, the price of renters insurance in California is about $195 per year.
