Rent payments are due on the first of the month. You can securely pay online via your tenant portal. Payments made or received after the 5th will be charged a late fee.

I want to set up my tenant portal

Our online tenant portal is an easy, fast, and secure way to pay rent, view your payment history, submit maintenance requests and more. You can access it 24/7 from any computer, or from the palm of your hand by downloading the mobile app from Google Play or the Apple App Store.

You should receive an automatic email when you become a new tenant in our system. Simply click the 'Activate Now' link in the email and you'll be directed to the online setup.

Lease Renewal Options

 

If you have fulfilled the duration of your lease contract and want to continue living in your current unit, let us know! Here are two common options:

  1. Renew your lease and secure a rental rate for the specified lease term.

  2. Allow your lease to convert to month-to-month. This will happen automatically if we do not receive a 30-Day Notice to Vacate. A month-to-month rental agreement allows for flexibility. However, please note your rental rate (or any other term of the rental agreement) is subject to change with written notice from MSB Property Management.

Move-Out Process

 

If you have fulfilled the duration of your lease contract and do not plan to continue tenancy, MSB’s move out procedures are as follows:

  1. Submit your 30-Day Notice to Vacate in writing to MSB at least 30-days before your move out date.

  2. Arrange for your move-out inspection with an MSB team member.

  3. Ensure any outstanding bills and rent balances are paid in full. Security deposits may not be used to pay rent.

  4. Provide your forwarding address to MSB.

  5. Clear away all personal items (including unwanted items/trash) from the premises.

  6. Thoroughly clean your unit.

  7. Return all keys to MSB Property Management.

Tenant FAQs

 

Can I get a pet after moving in?

Any pet or service animal MUST BE APPROVED IN ADVANCE by MSB Property Management. Additional pet fees are usually required.

I lost my keys / locked myself out. What should I do?

You can call a locksmith at your own expense or call the MSB office during business hours to make arrangements to either pick up a spare ($25 per key), or have an MSB team member do an onsite lockout visit at your location ($50) if possible.

Someone is parked in my space. What should I do?

Leave a friendly note letting them know. If the car is not moved within a reasonable amount of time, call MSB during business hours for assistance.

Someone broke into my apartment. What should I do?

Start by filing a police report. If there is any damage to the building, notify MSB if repairs are necessary and provide a copy of the police report with your work order. If any personal property was damaged or lost, file a claim with your insurance provider.

The tenant upstairs is disturbing me. What should I do?

If you are safely able to do so, start by having a friendly conversation with your neighbor. It’s more productive if you can reach a solution together. MSB is not responsible for managing relationships between tenants/neighbors, nor can we control people’s behavior. However, tenants should be respectful of the property and surrounding residents. If reoccurring disturbances such as excessive noise, smoking, parking in unauthorized spaces, etc. become a problem, document it and let us know.

Can I sub-lease the my unit?

No. Sub-letting puts unnecessary liability on all parties listed on the lease. It is never allowed.

My roommate is moving out, but I want to stay. Is that possible?

Let us know as soon as possible so we can discuss your options.

If my roommate moves out, can MSB find me a new one?

No. It is the responsibility of the remaining tenant(s) to find a suitable replacement. Prospects must submit an application to MSB Property Management for screening/approval to be added to the lease and authorized to move in.

Can I use my security deposit to pay last month’s rent?

No. Security deposits are not to be used for payment of rent at any time. The purpose of a security deposit is to cover the costs to repair any damages beyond normal wear and tear caused by the tenant and/or their guests. It is never considered “last month’s rent.”

When do I get my security deposit back?

You are entitled to an accounting of your security deposit, as well as the appropriate refund within 21 days of vacating the rental property and key return.
